Why a five-year-old Kathleen driveway is already cracking
Nearly every house in Kathleen went up in the last ten years, and the driveways in Magnolia Hill, Royal Oaks, Harley Farms South and Planter's Ridge were poured by a production builder's crew on a schedule, not to a spec. Measured at the garage edge, the pattern repeats:
- Thin. 3 to 3.5 inches where the plans said 4.
- Poured on loose backfill. The trench around a new foundation is rarely compacted, so the slab drops at the garage door first.
- No steel. Without rebar the two sides of a crack move independently; that offset is the step you feel.
- Joints too shallow to work. A control joint has to go a quarter of the way through the slab; tooled lines half an inch deep do nothing.
A slab that has only dropped, still in one or two pieces, gets foam leveling instead. The in-between cases are on the Kathleen repair page.
Kathleen driveway prices: replace, widen, add a pad
| Job | Size | Installed price |
|---|---|---|
| Replace a two-car builder driveway | 800 sq ft | $5,000 to $8,500 plus removal |
| Break out and haul the old slab | Per sq ft | $2 to $4 |
| Widen one side by 3 ft | 3 by 40 ft (120 sq ft) | $6 to $10 per sq ft, $1,200 minimum |
| Third-car parking pad | 10 by 20 ft (200 sq ft) | $1,200 to $2,000 |
Prices are the same across Houston County, with no travel line for Kathleen. What pushes a job to the top of its range is worked through in the driveway cost guide; turnarounds are under driveway extensions and parking pads, and the full spec is on the concrete driveways page.

The HOA drawing and the county permit at the curb
Two pieces of paper come before any Kathleen driveway that changes shape. First, the HOA architectural request: most of the newer communities review anything visible from the street, and a wider driveway or a pad beside the garage qualifies. We supply a scaled drawing with dimensions and setbacks, a finish note and photos; you submit it as the owner. A same-footprint replacement usually needs no approval, but check your covenants first.
Second, the county. Kathleen is unincorporated, so permits come from Houston County Building Inspection, 200 Carl Vinson Parkway, Warner Robins, GA 31088, (478) 542-2018. A like-for-like replacement is exempt. Widening at the street, or a second curb cut, needs an encroachment permit because the apron and sidewalk strip belong to the county; we file it and pour the apron at the county's 6-inch thickness.
Pouring on a lot that was graded three years ago
In Kathleen the red clay is only half the problem. Developers cut and fill to make flat pads, so one driveway can sit on undisturbed clay at the street and loose fill at the garage. The fix is in the base:
- Dig out anything that pumps under a loaded truck.
- Rebuild the trench zone with crusher run in 2-inch compacted lifts.
- #3 rebar on chairs, saw-cut joints at 8 to 10 feet the same day, an isolation joint at the garage slab.
- Fall a quarter inch per foot away from the garage; on lots off US 41 and US 96 that slope toward the house, a trench drain goes on the quote.
Driveways and the three-year assignment
Kathleen is 15 minutes from Robins Air Force Base, and many owners here are on a three-year assignment with a PCS move ahead. A settled driveway is the first thing a buyer's inspector photographs, and a $5,000 to $8,500 replacement on a house listed near $318,000 in Planter's Ridge or Royal Oaks costs less than the credit the buyer will ask for. If orders could come inside two years, skip stamping; broom gray with clean joints is what sells. Everything else we do in town is on the Kathleen service area page.
Questions we get asked
Can I widen my builder driveway instead of replacing it?
Yes, if the slab is level and in one or two pieces. The strip goes in with an expansion joint and dowels at $6 to $10 per square foot, $1,200 minimum, and stays lighter than the old slab for a year or two.
Do I need a Houston County permit for a third-car pad?
Not if it sits behind the public sidewalk. If it reaches the street, Houston County Building Inspection issues an encroachment permit and we file it.
My driveway is two years old and the builder says the cracks are cosmetic. Should I replace it?
Not on the cracks alone. Level sides and no rocking means seal them and leave it. One side higher, or a drop at the garage, means settlement, and we document that so you can press the builder first.
How long does the whole job take before a PCS move?
HOA review takes two to four weeks. Then: quote within two business days of the visit, three days on site, a week before you park, 28 days before a loaded moving truck. Allow six weeks.
