Two kinds of Bonaire driveway, two kinds of job
Bonaire sends two different driveways our way. In The Cottages at Blue Ridge and Harley Farms South it is a builder slab, often 3.5 inches on loose fill with no saw cuts. On the larger lots toward Houston Lake it is a 1990s driveway, 4 inches with no steel, in four or five pieces. Widening strips and small pads are on the Bonaire area page.
| Bonaire job | What is there | What gets done | Installed price |
|---|---|---|---|
| Replace a builder driveway, 20 by 40 ft | Thin slab on fill, no joints | New base, 4 in. slab, rebar, joints | $5,000 to $8,500 plus $2 to $4 per sq ft removal |
| Replace a 1990s driveway, 800 sq ft | Heaved at the garage, sunk at the street | Tear-out, haul-off, new base and slab | $5,000 to $8,500 plus removal |
| Boat or trailer pad, 12 by 30 ft | Gravel or lawn beside the garage | 5 in. slab, thickened edge | $6 to $10 per sq ft plus about 15 percent |
Bonaire is billed at the Houston County rate, no travel charge; the arithmetic is in the driveway cost guide.
Why a three-year-old driveway in a new subdivision fails
A subdivision lot was cut and filled to make a level pad, and the house slab sits on fill that was compacted and inspected. The driveway often does not: it goes in last, over the utility trench. Add red clay that swells every wet winter and no joints to tell the slab where to crack, and a step at the garage inside three years is the normal outcome. Replacing it means the soft fill comes out with the slab, the subgrade is proofrolled, then 4 inches of compacted crusher run, #3 rebar on chairs, 4 inches of 4,000 psi concrete and saw cuts the same afternoon. Widen it now while the crew is there; a strip added later is on the extensions and parking pads page.
The older lots toward Houston Lake
Toward Houston Lake the driveways are longer and many were poured in the 1990s at 4 inches with wire mesh at best. The usual pattern: heaved against the garage where the downspouts dump, sunk at the street where the fill under the apron washed out, and cracked into rocking pieces between. Foam leveling makes sense when one or two pieces have dropped and the rest is sound. In four or more pieces with heave at one end and drop at the other, lifting is paying twice, and removal and replacement is what gets quoted; on a long driveway, removal at $2 to $4 per square foot is a line worth reading before the concrete.
Parking pads for the boat and the trailer
Plenty of Bonaire garages have a boat trailer or camper on the grass beside them. The pad for it carries a tongue jack and wheels that sit in one spot for months, so it differs from the driveway standard in four ways.
- 5 inches, not 4.
- Thickened edges, 8 inches deep and 8 wide, so a wheel at the edge does not snap it off.
- Rebar at 24-inch centers on chairs, 2 inches of cover under the tongue jack.
- A quarter inch per foot of fall away from the garage, which across 12 feet is 3 inches.
Price is $6 to $10 per square foot plus about 15 percent; a 12 by 30 pad lands around $2,500 to $4,100.
Permits, trucks and timing for a Bonaire address
Bonaire is unincorporated, so a permit, where one is needed, comes from Houston County Building Inspection, 200 Carl Vinson Parkway, Warner Robins, GA 31088, (478) 542-2018. A same-footprint replacement does not normally need one. Widening where the driveway meets a county road, or adding a second entrance, needs an encroachment permit, filed as part of the job. Ready-mix reaches Bonaire from the Warner Robins plants down GA 247 or Houston Lake Road in 10 to 15 minutes, so the load arrives at the slump that was ordered. Robins Air Force Base is the county's largest employer. Many homeowners are on a three-year assignment, so we quote with resale in mind and write warranties that transfer to the next owner. Questions we get asked
My builder driveway is three years old and already stepped at the garage. Repair or replace?
Measure the step. Under half an inch with the slab in one piece, foam leveling at $600 to $2,500 fixes it. More than that means the fill is still moving and replacement is the honest quote.
Can I widen the driveway while you replace it?
Yes, and it is the cheapest time. Three extra feet on an 800 square foot driveway adds about 120 square feet at $6 to $10. If it reaches the road, the apron needs an encroachment permit.
Who issues the permit for a driveway in Bonaire?
Houston County Building Inspection, since Bonaire has no city government. Same-footprint replacements are usually exempt; a wider or second curb cut is not.
How long is a Bonaire driveway out of use?
Three working days from tear-out to finished slab, then walk on it next day, park after 7 days, moving truck after 28.
