What extensions and pads cost in Houston County

Pours under 300 square feet price at $8 to $12 per square foot, with a $1,200 minimum. Pads of 300 square feet and up at 5 inches price at $7 to $11.50, the same 5-inch rate used in the driveway cost guide. Beyond size, the quote moves on truck access (a pump at $600 to $900 if the mixer cannot reach the forms) and on anything sitting in the strip, such as a sprinkler line or a water meter box, that has to be moved or set to grade. Tying new concrete to an old driveway

Left as a butt joint, a strip settles at a different rate from the driveway and within two winters there is a lip that catches a mower blade and a tire. We drill the edge of the existing slab every 24 inches, epoxy in #4 dowels, tie them to the new rebar, and seal the seam with a half-inch expansion joint, so the two slabs move together on the clay. Two honest warnings: new concrete is lighter than a ten-year-old driveway for a year or more and never matches exactly, so we broom in the same direction and line up the joints; and if the existing driveway is a mesh-free 1980s slab under 3.5 inches, common on the older streets around Robins Air Force Base, we will say so before you bolt new concrete to it.

Boat, RV and work-truck pads: the build

A loaded RV or a dually with a trailer puts more weight on four tire patches than a sedan puts on the whole slab, so the pad is thicker and the edge is heavier.

1. Layout. We check side and rear setbacks before setting a string. Side yards in Kensington, Tara Estates and the newer streets off Lake Joy Road often give 10 to 12 feet, which fits a boat but not every fifth-wheel.
2. Excavation and base. 9 inches down: 4 of compacted crusher run, 5 of concrete. The slab finishes an inch above the lawn so mower wheels do not chew the edge.
3. Steel. #3 rebar on 24-inch centers both ways, on chairs at mid-depth. A 6-inch thickened edge where the jacks land and along any edge that meets the street.
4. Pour and joints. 4,000 psi mix from the plant on Foy Evans Drive, broom finish, saw-cut joints at 10 feet. The rule is 2 to 3 times the thickness in feet, so 10 to 15 for 5 inches, and we stay at the low end.
5. Cure. In summer we pour early, mist the surface, and apply a white-pigmented curing compound. You can walk on it next day, park a car after 7 days, and it reaches design strength at 28 days. Keep the RV off it the full 28 days.

The street edge and the encroachment permit

The strip between the sidewalk, or back of curb, and the road belongs to whoever maintains the road. Widening above the sidewalk needs no permit in most cases; widening the apron does. Houston County Building Inspection handles unincorporated addresses on (478) 542-2018, and Warner Robins, Centerville and Perry issue their own inside city limits. We file it, build the apron 6 inches thick with a thickened edge, and book the inspection if one is called for. On state routes such as US 41, US 96 and GA 247 the Georgia Department of Transportation holds the right-of-way and approval takes longer, so tell us early.

When not to extend

• The existing driveway is failing. If it rocks, has cracks over a quarter inch or has sunk at the garage, price the tear-out and a full replacement with the extra width built in instead.
• The strip is under 2 feet wide. A ribbon that narrow cracks across its width whatever we do. Go to 3 feet or use gravel.
• You need a floor, not a pad. A carport or metal building over it wants anchors and a thickened perimeter, which is a slab job with a different spec.
