What a walkway costs
| Walk | Size | Finish | Typical installed price |
|---|---|---|---|
| Front walk, door to driveway | 3 by 40 ft (120 sq ft) | Broom | $1,200 to $1,600 |
| Front walk, two abreast | 4 by 40 ft (160 sq ft) | Broom | $1,300 to $1,900 |
| Side path | 3 by 20 ft (60 sq ft) | Broom | $1,200 minimum |
| Front walk, two abreast | 4 by 40 ft (160 sq ft) | Stamped, colored | $2,100 to $3,500 |
| Removing an old walk | Any | Add $2 to $4 per sq ft |
Stamped walks use the same $13 to $22 per square foot as a stamped patio. A walk costs more per foot than a driveway for the reason in the driveway cost guide: forms, crew and truck minimum cost the same for 120 square feet as for 800. Curves add forming time and price at the top of the range. Steps are quoted per riser on the site visit.
Width, slope and joints: the parts that matter
| Detail | Our standard | Why |
|---|---|---|
| Width | 36 in minimum, 48 in for a front walk | Two people pass at 48. A 5 ft walk suits a wheelchair turn. |
| Thickness | 4 in; 6 in where it crosses a driveway | Cars cross driveway sections. |
| Cross slope | 1/4 in per ft toward the lawn | Sheds water without feeling tilted. |
| Running slope | Under 1 in 20 before we talk steps | Steeper is slick wet. |
| Control joints | Every 4 ft on a 4 ft walk, never over 8 to 12 ft | Square panels crack least. 2 to 3 times the thickness in feet is the limit. |
| Isolation joints | At the house, porch, steps and driveway | Those move differently from the walk. |
| Reinforcement | 6x6 wire mesh on chairs, or fiber | Holds the panel together if a root lifts it. |
How we build a walk on Houston County soil
Two things break walks here: the clay and the trees. The Fall Line clay south of Russell Parkway swells wet and shrinks dry, and the water oaks and pines on the older streets off Moody Road and around Robins Air Force Base run roots just under the surface. Both lift one panel against the next.
- Layout. String for a straight walk, a garden hose for a curve. Curves are formed with 1/4-inch hardboard or flexible plastic forms staked every 2 feet.
- Excavation. 8 inches down. Roots under 2 inches across are cut cleanly. Bigger roots from a tree you are keeping are bridged, with the slab thickened to 6 inches over them and stone left beneath, or the walk moves.
- Base. 4 inches of crusher run, compacted. Quick on the sandy lots north of Watson Boulevard; on red clay it is where the morning goes, and it is the step a cheap bid leaves out.
- Steel. Mesh on chairs so it ends up mid-slab. Mesh lying on the stone does nothing.
- Pour. Ready-mix comes from plants on Foy Evans Drive and Plantation Road in Warner Robins and Industrial Park Drive in Perry, so trucks reach most Houston County addresses in under 30 minutes. A walk is a 2 to 3 yard load, so we pair it with another small pour the same morning to avoid short-load fees.
- Finish, joints, cure. Broom brushed across the direction of travel for grip, joints tooled at the width of the walk while the concrete is plastic. In summer we pour early, mist the surface, and apply a white-pigmented curing compound. You can walk on it next day, park a car after 7 days, and it reaches design strength at 28 days.
Public sidewalks and the right-of-way
The sidewalk along the street is usually inside the public right-of-way, even though you mow it. Replacing a broken panel there means building to the city or county spec and filing an encroachment permit, and who pays varies by jurisdiction, so ask before you spend: Houston County Building Inspection, 200 Carl Vinson Parkway, Warner Robins, GA 31088, (478) 542-2018 for unincorporated addresses, or the public works office of Warner Robins, Centerville or Perry inside city limits. Where the walk crosses your driveway apron, that section goes to 6 inches. Public walks also have to meet accessibility rules on cross slope and flush transitions. A walk entirely on your own lot does not normally need a permit, but we still call Georgia 811 before we dig, because gas and cable services run right where a front walk goes.
Lift or grind before you replace
A walk with one sunken or raised panel does not need tearing out. If a panel has dropped and the concrete is sound, foam leveling at $600 to $2,500 brings it flush in an hour. If one edge sits under an inch proud of the next, grinding the lip under our repair minimum of $450 removes the trip hazard. Replace when panels are in three or more pieces, when a root has lifted a section more than 2 inches and is still growing, or when the surface is flaking along most of its length. Many 1960s and 1970s walks on the streets closest to the base are 3 inches thick with no mesh, and on those replacement is the honest answer.
Where a new walk meets an old driveway or porch, expect a color difference for the first year and an isolation joint at the seam. A contrasting band at the junction, covered on the decorative page, makes the seam look intended.
Questions we get asked
How wide should a front walkway be?
Thirty-six inches is the minimum we pour. Forty-eight is what we recommend for a front walk, so two people or a person and a stroller can pass; it costs about a third more than a 36-inch walk of the same length. Go to 60 inches if anyone in the house uses a wheelchair.
Can you pour a curved walkway?
Yes. Curves are formed with flexible forms staked every 2 feet and the joints are tooled radially so the panels stay roughly square. Forming a curve takes about twice as long as a straight run, so it prices at the upper end of the range.
Do I need a permit for a walkway in Warner Robins?
Not for a private walk on your own lot in most cases. Anything in the public right-of-way, including the sidewalk along the street, needs an encroachment permit and the local spec. Houston County Building Inspection on (478) 542-2018 can tell county addresses which side of the line they are on.
Why did my old sidewalk heave?
Nearly always a tree root or the clay. Roots lift one panel edge; clay that swells in a wet winter lifts a whole panel and drops it in August. A new walk gets compacted stone under it, mesh in it, and joints where the panels can move without breaking.
How long until I can use the walk?
Foot traffic after 24 hours. Wait 7 days before running a loaded wheelbarrow or riding mower across it, and 28 days before anything heavier.
