Concrete leveling and slab lifting in Warner Robins, GA

Lifting a sunken concrete slab with polyurethane foam costs $600 to $2,500 for most Warner Robins jobs. A settled sidewalk panel or front stoop sits at the bottom of that range, a two-car driveway that has dropped at the garage near the top. The crew drills 5/8-inch holes, injects expanding foam until the slab is back to grade, patches the holes, and is gone in two to four hours. The foam cures in about 15 minutes, so you drive on it the same day. Replacing that driveway would cost $5,000 to $8,500 plus removal and take three days.

Leveling prices against replacement

Foam is priced by how much goes under the slab, not by square footage on top. A patio down 3 inches at one corner takes several times the foam of one down 3/4 inch, so the ranges are wide and the quote narrows them after we measure.

What has sunkLevelingTear out and replace
Two or three sidewalk panels$600 to $900Removal plus $8 to $12 per sq ft new
Front stoop pulled away from the house$600 to $1,200Rarely practical without rebuilding steps
Garage apron or first driveway panel$900 to $1,800Saw cut, remove, re-pour that section
12 by 16 ft patio, one corner down$800 to $1,500192 sq ft at $2 to $4 removal, plus $1,400 to $2,200 new
Two-car driveway, several panels$1,500 to $2,500800 sq ft at $2 to $4 removal, plus $5,000 to $8,500 new

Every line sits inside the $600 to $2,500 range, and on a driveway leveling runs about a quarter of replacement. The replacement math is in the driveway cost guide.

Why slabs sink in Houston County

Houston County sits where the Fall Line sandhills meet the red clay of the upper Coastal Plain. The clay swells when wet and shrinks when dry, and that movement, not traffic, is what cracks most slabs here. Shrink-swell explains slabs that rock a little every season. Slabs that drop and stay down have lost the soil under them, three ways.

  • Loose backfill. The trench around a new foundation is rarely compacted. Front stoops, garage aprons and the first driveway panel sit on that fill and settle for five to ten years. This is the most common call from the newer subdivisions in Kathleen and Bonaire, Magnolia Hill and Harley Farms South among them, and the 2000s streets off Lake Joy Road.
  • Washout. A downspout dumping beside a walk carries the sandy fines out from under it a little every storm until the slab stops bridging the void.
  • Utility trenches. The driveway panel nearest the street often sits over the water or sewer lateral, which settles the same way.

We find the cause before we lift. If a downspout still discharges under the slab, foam fills the void today and the water opens a new one next year.

How a foam lift works

  1. Measure. String line and level to record the drop at each corner. Holes are marked every 4 to 6 feet, closer on the low side.
  2. Drill. 5/8-inch holes. A mudjacking crew drills 1 5/8 to 2-inch holes for the same job, which is why foam patches are hard to find a year later.
  3. Inject. Two-part polyurethane through a port in each hole. It expands within seconds, fills the void, then lifts. The crew lead watches a laser level and lifts in 1/8-inch steps so the slab comes up flat and stops at grade. Overshoot cannot be undone.
  4. Patch and seal. Non-shrink grout in the holes, polyurethane caulk in the joints so water stops going back under.
  5. Use it. Fifteen minutes after the last injection the foam is at working strength. Park on it that evening.

Why foam and not mudjacking: cement slurry weighs 100 pounds or more per cubic foot and cures overnight. Polyurethane weighs 2 to 4 pounds per cubic foot. Adding a ton of slurry to the soft spot that failed is not a long-term plan.

When leveling is the wrong call

Leveling restores grade. It does not make a broken slab whole or fix the reason the ground moved. We turn down lifts in these cases.

  • More than three pieces. Foam lifts each piece on its own. Two or three can be matched. Five gives you a lifted puzzle with a lip at every crack, and removal and replacement is the only clean fix.
  • Active erosion with no fix for the water. If the downspout cannot be extended or the grade corrected, we will lift it but not warrant it.
  • The slab heaved up, not down. Swelling clay or a tree root pushed it. Foam only goes one way; grinding the lip or replacing the panel is the answer.
  • Under 3.5 inches thick or already crumbling. Lift pressure can crack a thin slab. Thin, spalled slabs on 1970s lots near Robins Air Force Base are candidates for resurfacing after a careful lift, or for replacement.
  • Public sidewalk. The walk between your yard and the street belongs to the city or county. We lift private walks and tell you who to call for the public one.

Driveways, pool decks and interior slabs

Driveway at the garage. The apron drops, water runs under the door, and the lip trips you at night. Lifting the first panel back to a quarter inch per foot of fall away from the garage fixes both.

Pool decks. Settled panels pull away from the coping and send water behind the pool shell. Foam lifts a deck without putting slurry weight on the pool wall; afterward we re-caulk the coping joint. See the patios and pool decks page.

Interior slabs. Garage floors, sunrooms and additions. No equipment comes inside and there is no slurry to clean up. Robins Air Force Base is the county's largest employer. Many homeowners are on a three-year assignment, so we quote with resale in mind and write warranties that transfer to the next owner. A lift that removes a trip hazard reads well on a pre-sale inspection.

Lifting a slab creates no new concrete, so it sits outside the permit process for new driveways. To confirm for a county address, call Houston County Building Inspection, 200 Carl Vinson Parkway, Warner Robins, GA 31088, (478) 542-2018.

Questions we get asked

How long does foam leveling last?

The foam does not break down, absorb water or wash out, so the slab stays put unless the soil under the foam keeps moving. That is why the water source gets fixed first. On a slab that sank from loose backfill, a lift is normally permanent.

Can you level a slab that is cracked?

In two or three pieces, yes. Each piece is lifted and matched to its neighbor and the cracks are sealed afterward. More than three pieces and we recommend replacing the slab.

Is foam leveling better than mudjacking?

For residential slabs in this soil, yes. Smaller holes, 2 to 4 pounds per cubic foot instead of a hundred, a 15-minute cure instead of a day, and no added load on the soft spot that caused the problem.

How much does it cost to level a sidewalk?

Two or three settled panels run $600 to $900, with $600 the minimum for any lift. That is well under the $8 to $12 per square foot a new walk costs, as long as the panels are in one piece.

Will the holes show?

Up close, for the first year. They are 5/8 inch across, patched with gray non-shrink grout, four to six per 100 square feet. After a few months of Georgia sun and red clay dust they are hard to find. On stamped or colored concrete we tint the patch.
